Why a builder

I don't just look for problems. I know how to deal with them.

Most home watch services send someone to look around. I bring a builder's training: I can tell what's going wrong, deal with it straight away, and make sure it gets fixed properly.

A builder's eye

I notice the early signs: a stain spreading on the ceiling, a sill going soft, a slow drip under the sink. These are easy to miss if you don't know what to look for.

02

Hands-on response

If something goes wrong, I deal with it on the spot. I extract water, set up fans and shut off valves before the damage spreads.

03

Contractor oversight

I let restoration crews and trades in, stay while they work, and make sure the repair is done properly. You don't have to manage it from a beach chair.

04

Local and insured

I'm a neighbour, not a rotating crew, and I carry Commercial General Liability (CGL) insurance. You deal with me every time, and I get to know your home.

“When Toronto weather acts up, homeowners shouldn’t have to worry about whether their basement is flooding, their pipes are freezing, or how a repair crew is getting inside.”

Meet Gina

It started with helping out the neighbours.

For the last few years I've been keeping an eye on neighbours' homes while they were away. I didn't advertise; people just knew to ask.

I come from construction and finish carpentry, and I used to think looking after an empty house was simple. Then I saw what Toronto weather can do to a home when nobody's there. A storm flooded a furnace room. An ice dam sent water into a bedroom. And the owner, out of town, was left trying to manage contractors over the phone.

I was there for both. I pumped out the water, set up the fans, met the restoration crews, and used what I know about building to make sure the repairs were done properly. That's when I realised this is a service people need, and that someone with a builder's background is especially well placed to provide it.

So I made it official. Utilitarian Property Care offers the same care I've given my neighbours, for anyone in Toronto who travels for work, spends the winter down south, or owns a property that sits empty from time to time.

Toronto, all year round

Each season brings different risks.

Here's what I watch for at each time of year, so you know what's covered before you leave.

Services

Practical, thorough
and reliable.

Every plan is built around your home and your trip. Pick what you need and I'll put together a quote.

Home watch visits

Scheduled checks of doors, windows and the perimeter, plus inside the house: running water, checking for leaks, and the thermostat. You get a photo report after every visit.

Builder-led

Contractor oversight

I meet restoration crews and trades on site, oversee the work against proper building standards, and keep you updated.

Emergency response

If something goes wrong, I come straight away. I'll extract water, set up drying fans, shut off supply lines and secure the property.

Post-storm checks

After heavy rain, ice storms or high winds, I check your home, even if a visit wasn't scheduled.

Key holding & access

Your keys stay secure with me. I let in cleaners, inspectors, deliveries and anyone else you've arranged.

The little things

I bring in mail and packages, clear away flyers, put the bins out, water the plants, and run the taps and flush the toilets so the drains don't dry out.

From the field

Two stories that explain why this business exists.

Furnace room flood

CASE 01 · STORM
  1. Heavy storm hits while the owner is out of townWater gets into the furnace room.
  2. Caught on a scheduled checkI spotted it early, before it spread to the rest of the basement.
  3. Water extracted and industrial fans set upI handled it on the spot, with no waiting for a crew.
  4. Mould preventedThe room was dried out before mould could take hold.

Ice damming, bedroom damage

CASE 02 · WINTER
  1. Severe ice damming last winterMeltwater backed up under the roof and into a bedroom.
  2. Owner stuck managing contractors from far awayOn top of the damage itself, she had to coordinate everything remotely.
  3. I met the restoration crews on siteI was there on multiple visits to give access and keep watch.
  4. Repairs overseen by a builderI used my construction background to make sure the work was done right.

After every visit

You'll know exactly what I found.

After every visit you get a short report with photos, readings and notes. If something needs your attention, I'll call you first.

  • Photos of the areas that matter: the basement, mechanical room, roofline and entry points.
  • Plain-language notes on what I saw, what I did about it, and what I'll be watching.
  • A record you can share with your insurer, property manager or family.

Questions

Good to know.

Have a question that isn't answered here? Call, text or email contact@utilitarianpropertycare.ca and I'll be happy to help.

What is home watch, exactly?

Scheduled visits to your home while it's empty. I check inside and out for water, heating problems, break-ins, storm damage and anything else out of the ordinary, then send you a report. If I find a problem, I deal with it.

Why does a construction background matter?

Most problems in an empty house start small. A builder recognises the early signs and knows what to do on the spot. When repairs are needed, I can tell whether a contractor is doing the job properly, so you're not relying on their word from far away.

How often should someone check my home?

For most Toronto homes, weekly is a sensible minimum, and many insurance policies require regular checks while a home is unoccupied. In deep winter I'll often suggest more frequent visits. Check your own policy, and I'll fit the schedule around it.

What happens if you find a problem?

I call you right away, deal with anything urgent (water extraction, fans, shut-offs, securing the property), and then coordinate repairs with you. I can meet contractors and oversee the work if you'd like.

Are you insured?

Yes. Utilitarian Property Care carries Commercial General Liability (CGL) insurance.

Will this help with my home insurance?

Many home insurance policies have occupancy conditions, such as requiring someone to check the home regularly while you're away. I'll plan visits around your policy's requirements, and the dated reports give you a record of every check. Confirm the exact terms with your insurer.

Which areas do you serve?

Toronto. Get in touch with your neighbourhood and I'll confirm.

Do you only work with snowbirds?

No. I offer custom plans for short vacations as well as full winters away. I also look after homes for people who travel for work, cottage owners, homes between tenants or sales, and properties that sit empty from time to time.

Your home, watched over like it's our own.

Heading out of town? Don't leave your home's security and your insurance requirements to chance. Call or text to set up a walk-through, and ask about the neighbour rate.
